Lettings Process

1. Valuation

If you decide to let your property, you need to need to ensure you receive sound valuation advice. Our lettings valuers have over 30+ years’ experience in the local residential market, and will price at the greatest price whilst also ensure greater covenant strength and so you have more reliable income. At EasyHomes we have a database of credible tenants waiting to move into your house! We ensure to deal with the careful vetting, referencing and interviewing of these prospective tenants.

2. Property management:

Our property management department uses modern technology and dynamic business skills to effectively manage all aspects of the tenancies. We have three levels of service: Let only, Rent collection or Fully managed. To explore further please contact our branch’s dedicated property manager.

3. Compliance with safety regulations:

Every landlord when letting needs to comply with relevant regulations, legislations and guidelines. At EasyHomes, we will ensure this process is set in place in a no-stress manner, and will advise you on these requirements and arrange necessary inspections.

4. Marketing your property:

We are on board with several leading portals and also our long-established database of professional tenants. This allows us to maximise the rental value for your property while ensuring we cater for credible tenants.

5. Tenancy agreement:

Once satisfactory references have been obtained, we will proceed to produce the tenancy agreement, normally an Assured Shorthold tenancy, for a minimum of 6 months and a maximum of 12 months at any one time.

6. Inventory:

An inventory and schedule of condition is produced by an independent inventory clerk prior to the commencement of the tenancy. This will be signed by the tenants and EasyHomes and a copy will be supplied to the tenant.

7. Rent and deposit:

First month’s rent will be collected in advance and paid into landlords nominated account within 10 days of receipt. A deposit will be held and be used in the circumstance of any wear and tear. This must be held by one of the three government regulated tenancy deposit schemes. At EasyHomes we use Tenancy Deposit Scheme (TDS).

8. Completion If EasyHomes are managing the property, all utilities will be transferred into the name of the tenant and keys will be handed over.
